Lloyd Center Redevelopment Vision and Master Plan
The Lloyd Center Central City Master Plan has officially been released and is now available for public comment. For those of us at Lloyd EcoDistrict, this is a momentous and bittersweet milestone. While we feel the weight and difficulty of saying goodbye to the mall as one of its current tenants, we are inspired by the vision for what this site will become. The owner’s redevelopment plan promises to transform the current auto-oriented, inward-facing mall into a vibrant, world-class urban center that prioritizes community gathering and accessibility for everyone. The vision for a “Portland sublime” design is particularly moving, as it seeks to integrate the natural beauty of the Pacific Northwest directly into a network of lush, connected public plazas.
We are especially thrilled by the prospect of smaller, walkable street blocks, the addition of expansive new green spaces, and the likelihood of thousands of new housing units serving a wide range of income levels. With up to 7 million square feet of mixed-use space and a district-wide commitment to sustainability, this project is designed to create a skyline that remains open and airy at the ground level. This is a transformative opportunity to redefine our neighborhood’s future, and we are eager to see this vision of economic vitality and environmental stewardship come to life.
We encourage you to dive into the plans and share your feedback during this exciting process.

Why it Matters: This redevelopment is a once-in-a-generation chance to replace a massive physical barrier with a walkable, transit-oriented neighborhood that prioritizes people and the environment. By adding thousands of homes at varied income levels and integrating lush green spaces, this plan sets a new standard for equitable, climate-resilient urban growth. Your feedback ensures that this new district truly reflects the community’s values and remains a welcoming home for everyone.
